Real estate marketing is more competitive now than it has been in years. With banks’ interest and mortgage rates fluctuating, customers are continually drawn on whether moving house at this time is necessary. However with signs improving in the market it would be disastrous not to put yourself at the top of the pile with regards to being noticed. Here are 5 top tips to make sure your digital profile is best placed to gain the lion’s share of exposure and so better improve your chances of sales.

1.Understand where you stand

Keep up to date with the latest industry goings-on and strive to improve your positioning with it. Get to know your competitors – direct and indirect – full-service and part-service – and look at how they have planned their marketing strategy. Is there anything you can use as inspiration? Are there any gaps that can be exploited? Draft an effective marketing strategy that is not out-with your capabilities as an agency, but is also not too weak that it won’t gain you any advantage over competitors. By showing that you know what you are talking about will really fill your client with confidence and leave them optimistic about your future success together.

2.Get a Mobile Site

You have a smartphone, what’s to say your customers don’t have one! The leaders in the smartphone industry believe smartphone browsing will overtake desktop browser pc and laptop surfing in the next 2 years. Does your mobile site – if you indeed have one – provide the relevant engaging content that your visitors want? The most important point however is how easy to use your mobile site is. Google has pointed out that its own research found that over 60% of visitors will abandon their visit if they do not find what they want straight away. This is a staggering amount of potential custom thrown away because your mobile site is poor. This should be catapulted to the top of your priority list.

3.SEO

With so many real estate agencies out there it will always be difficult to rank at the top of every search engine. The competition for keywords in this niche is fierce. If you have a large budget go for the best words. If you are working to a budget focus on narrowing down your categories with location based and localised keywords, long-tail and niche branded keywords. Make sure your website is optimized for your keywords to attract traffic. Remember to keep your keywords trimmed, there is no benefit in targeting inner-city penthouses if you operate in rural locations. Keep to these points and you will see your site viewed more and more by would be customers.

4.Blogging

Blogging has become increasingly important for owning and running a website. It offers a great opportunity for your visitors to engage with the site and voice their opinions and offer insights. The real estate market and property marketing industry offers plenty of opportunities for user-generated content too. Anything from how best to present your house to buyers, to DIY quick-tips, to the best time of year to sell your home, are equally great topics to write and share about. Your social media interaction will receive from maintaining a blog too through social shares, likes, tweets and recommendations.

5.Email and Social Media Campaigns

By bringing together a concise and targeted email campaign you are increasing your chances of repeat business and people talking about your business or service. If you are sending e-shots to your customers or clients’ inbox you will be front of mind when it comes to that person wanting to use our services. A targeted and intuitive social media strategy will engage thousands of people, contacts and customers through an intricate network of followers. Branch out with facebook, twitter, pinterest, youtube, and linkedin and watch your brands image receive a welcome shot in the arm.

This is not an exhaustive list. Use all intermittently and in line with how your customers expect you to behave – diligently and professionally. There is nothing worse than a disgruntled customer.

Also, remember not to sacrifice your offline marketing practices to take on these new processes. As we move closer and closer to a digital workplace it is important to mix off and online property marketing in order to establish your company or team as a dominant force. Just because the property market stagnates, does not mean your marketing practices have to as well!

Most people often forget the classic marketing advice that will help them to make more sales. But, the classic advice is often the best advice that they can take. If you have a problem in making sales of your product promotion, here are 4 simple marketing tips that will generate consistent sales:

1. Attract people’s attention

First of all, before you expect people to take a look at your product, you need to be able to attract people’s attention first. This is the basic law of marketing. You can’t make people interested if you don’t attract their attention. So, in order to make your product interesting for your audience, you need to attract their attention. How? Through your pages headline or ad. Whatever product that you promote, create a headline or ad that attracts people’s attention and encourages them to take a look at your product.

2. Arouse people’s interest toward your product

You’ve got people’s attention, now your task is to make them feel interested in your product. How can you make an ice cream look interesting to eat? By describing its flavour and how it may satisfy your customers taste, especially on a hot day. This is the way to make your product interesting. Let people know what’s inside the product, let people know what the product can do. Tell them your product’s USP (unique selling point); if you can do this in your promotion material, then you will be able to arouse people’s interest toward your product.

3. Make people desire your product

Making people interested toward your product won’t have enough power to persuade them to buy. You have to make them to desire the product first so you can motivate them to buy it. This is the part where you tell your audience about the WIIFM (What’s in it for me?) factor. What is the benefit of the product for me? People will ask this question inside their mind when they feel interested in your product. If you can answer this question, then your potential customer’s interest will immediately turn into desire. Once they have the desire to buy, the last thing that you need to do is to make them take action immediately.

4. Make them take action immediately

Though people desire to buy your product, they won’t want to make the buying decision immediately. They’ll think: “Well, this product is good, I want it. I’ll wait until next week before I buy this product, I’ll put it in my wish list.” A week has passed and they no longer want to buy your product. Why? That’s because people easily forget and they can change their decision very quickly. That’s why you need to make them to take action immediately if you want to win more sales from your product promotions. Now that you have people’s desire, all that’s left is the reason to buy. If you can give people a solid reason to buy your product right now, they’ll buy it, provided that they have desire to buy the product. So, this is where your call to action appears. Remember that an effective call to action will provide a reason for your audience to buy your product immediately.

Those are 4 simple marketing tips that will keep your sales flowing. Most of you will understand immediately that those tips are actually the steps in AIDA strategy (Attention-Interest-Desire-Action). However, many people won’t use this simple strategy to enhance the results of their promotion. Then, they wonder why they have very little sales coming in. So, if you want to keep your sales pouring, it is good for you to follow this simple process properly.

A good marketing campaign has several layers. First, it is noticeable. Second, it lasts beyond the initial costs of advertising. And, lastly, it gives people a positive feeling about your company.

While many business owners try to figure out how to penetrate their target audience between print, Internet, and television ads, more creative entrepreneurs are thinking 3-dimensionally with promotional products so that they can not only reach out to customers, but also so they can stay with them, and possibly be promoted by proxy.

Types of Promotional Items

The most common kind of promotional item you can find is a pen. Companies have pens made usually for as little $0.15 each, allowing them to give them out freely to customers when they come in. It is inexpensive and easy for everyone.

The problem with pens, however, is that customers are so bombarded with advertising through the day that this item may as well not have your logo or phone number. The average customer is blind to it and as this item is lost, it is truly of no consequence to them.

This is why it is better to spend the extra money to have calendars or mugs made. Calendars are referenced for important events and reminders. When your customers get their morning cup of coffee they see your business logo. When they look up their next doctor’s appointment, they may also remember that they may need your services as well.

A mug also allows you to reach the next generation. As the child of your customer drinks from the mug you gave his parents when he was just a small boy, he becomes so familiar with your business that he is much more likely to be a customer when he is older as a result.

Now that we know the kind of promotional products out there, it is important to know why they are important.

Why use Promotional Products?

Along with reminding people you are in business, these items give people a good feeling about you and your company. People like free stuff and if you don’t give it to them, they will get it elsewhere.

“Joe” is a great example of this. He owns an auto body shop specializing in fast oil changes. One year Joe had water bottles made up because he was sponsoring a local 5k. When the race was over he had about a dozen water bottles left over, so he gave them to the first customers he saw that Monday. It might sound silly, but they were very excited to get them.

The next year he had another idea: to make travel mugs. He had 1,000 of them made for $5.50 each, and put up a sign that said, “Any customer serviced before 9am gets a free travel mug.” He had so much early morning business that month that he soon had to put up a sign that said, “Sorry. We are out of travel mugs.”

Promotional Products Spark Your Marketing Creativity

Just like with Joe and his auto shop, business owners who think in terms of giving to their customers spark creativity that allows them to think, ‘what would I like from a business I use?’

In answering this question, more value can be provided to customers. When customers receive increased value – be it a coffee cup, a calendar, or beer koozies – they are reminded in a positive way of the great service they had previously received. This brings repeat

business and a handsome return on the original investment made into a deeply penetrating form of advertising.
